RAIT Financial Trust (formerly RAIT Investment Trust) was not founded by an '80s hair-rock band, but it is just as commercially minded. The real estate investment trust (REIT) specializes in providing commercial mezzanine and short-term bridge financing, mostly first mortgages that are refinanced with other lenders. It also acquires real estate loans from lenders or investors, typically loans under default or forbearance. Most loans (between $250,000 and $75 million) are secured by multifamily residences and other commercial properties. RAIT also invests in apartment buildings in its key markets. Subsidiary Taberna Realty Finance provides long-term real estate capital. To read the full description, subscribe now.

    Competition

Competitive Landscape for RAIT Financial Trust
The health of the economy drives demand for REITs as investment vehicles. Profitability depends on the value of the properties in the portfolio, which in turn highly depends on real estate vacancy rates. Large companies have advantages in deal-making, and economies of scale in marketing, computer and infrastructure investment, and operations. Smaller companies can compete by specializing not only in real estate type, but by geography, though geographic focus can increase risks. To read the full description, subscribe now.
