Operating as MAA, the firm is a self-administered, self-managed real estate investment trust (REIT) that focuses solely on buying multifamily residences. MAA owns some 47,000 individual apartment units within some 150 suburban communities, primarily located in the Southeast and south-central US. Its largest markets are California, Florida, Tennessee, and Texas, where some three-fourths of its portfolio is located. The REIT's properties comprise some 45,000 sq. ft. of rentable space. Instead of developing new properties, MAA prefers to buy existing complexes and upgrade them, increasing curb appeal, to attract middle-income residents.
