Facing massive debt after Japan's real estate market went soft, Kumagai Gumi survived after 15 creditor banks forgave about 430 billion yen in debt -- at the time, the country's biggest debt waiver. Kumagai Gumi has been selling off stocks and real estate, cutting payroll, closing subsidiaries, and exiting operations in Europe and US to focus on Southeast Asia.
