Aviv REIT sees a healthy future in health care related real estate. The real estate investment trust (REIT) invests in health care properties consisting primarily of skilled nursing facilities (SNFs). Aviv leases its facilities to local, regional, and national operators throughout the US. The REIT has a portfolio of 156 properties with 15,187 licensed beds in 20 states. Aviv leases it properties among 33 operators which include Daybreak (2,700 licensed beds), Cathedral Rock ( 1,700 licensed beds), and Sunbridge (970 licensed beds). Although the REIT was formed in 2008 to pursue an IPO, the company has been in the business of financing operators of SNF's for more than 25 years through predecessor entities.
