American Campus Communities (ACC) actually does most of its business off campus. The self-managed real estate investment trust (REIT) owns and operates student housing properties in more than 20 states. Its holdings are located on or near colleges and universities. It leases the ground for on-campus properties from the schools, which in turn receive half of the net cash flow from these properties. Additionally, ACC provides leasing and management services for other student housing owners. In all, the REIT manages 145 properties at or near 85 colleges and universities containing more than 92,000 beds. It also works with schools to develop and renovate student housing.
